Infill Houses Lancaster

The Infill houses are designed to exceed the current green building standards by 15% on average.( The 3rd plan is almost 30% above current base codes )

We have achieved these thresholds by taking a wholelistic approach to design. Each element is value engineered to provide the most gain for the least amount of economic impact.

Starting with the basics: We used quality insulation, modern solar reflective glazing, and efficient forced air units. Secondly, we established higher standards for the construction of the homes to provide a long lifespan with minimal maintenance. Third, we had the HVAC system, ducting, and the entire house leak tested to assure compliance with the current stringent energy standards.

The creation of these residences did not stop with the structure. Careful thought was put into site design and water conserving landscape and irrigation. We have proved the effectiveness of the desertscape concept in modern construction.

All of the above design elements are simply contributing factors to a well layed out home with wide appeal to today’s current family structures. 4 bedrooms, 2 baths, efficient kitchens, front porches, and well thought out rear patio’s all lend themselves to a quality of life neccessary in today’s economic conditions. Exterior detailing reflects the historical context of the neighborhood.

The future occupants of these homes will have energy and water costs from 25% to 75% less on average than similar homes in the area, depending on living habits and intensity of use.

Future site of Kinetic Brewing Company on the BLVD

These photos show some work underway at 735 west lancaster Blvd. The future site of Kinetic Brewing Company (on Facebook orwww.kineticbrewing.com ) The building was constructed in the late 1950’s and had Asbestos ceilings and floor tiles.

When renovating or remodeling older buildings, an Asbestos report is recommended if there is a possibility of disturbing hazardous materials. A report costs approximately $1,000. If no Asbestos is found, you are protected from any claims made in the future relating to any suspected contamination. If Asbestos is found, a remediation contractor will be required to remove all Asbestos in the path of construction. Once the Asbestos Abatement contractor is complete, they issue a clean bill of health for the structure and you are able to begin construction without endangering your workers from Asbestos contamination.

If you are not sure if Asbestos is present or not, call your Architect!
